How much does a survey cost?

The cost of a survey is determined by what type of survey is needed and the estimated time it will take to complete the survey. In most cases, research will be required in order to provide an estimate.

What type of survey do I need?

There are three basic types of surveys:

  1. Surveyor’s Real Property Report: This is a location of improvements and a cursory check for encroachments onto or from the subject property based on existing but not confirmed evidence. This does not constitute a boundary survey and is subject to any inaccuracies that a boundary survey may disclose. No property corners are set. This type of survey is generally used to satisfy a lender that improvements are on the property.
  2. Property Boundary Survey: This is the type of survey most often required. A boundary survey of the property will be made and property corners set. The survey will show any encroachments related to the property lines. Improvements can also be shown on a boundary survey, if requested in advance by the client.
  3. ALTA/NSPS Land Title Survey: This is the most comprehensive type of survey and improvement location. It covers all the aspects of the boundary survey and improvement location and identification for any additional evidence of possession or use which could be adverse to the interest of the purchaser. This type of survey is normally only performed on commercial property because of the expense involved.

What do you set for corners when you do a survey?

We typically set a 5/8″ rebar 2′ long with a 2″ aluminum cap for the primary corners on a survey.

Do you set points along the property line?

We will set points (wood lath with flagging or a wire flag) on line if requested by the client. This is typically an additional charge over the estimated cost of the survey and will be billed at an hourly rate.
